We always recommend that a weedkiller is applied two weeks prior to work starting if your patio is excessively weedy or has many deep rooted weeds. Regular sweeping can help to keep weeds to a minimum as part of a regular preventative maintenance plan.
On the day, the first thing we do before we start cleaning your patio is assess your drainage and where the run off water is going to go. We always check your drains first to make sure they are running clear, as this will help the cleaning process run smoothly, If neccesary we will clean them out. This is also repeated at the end so they are left clean.
The water we use for jet washing is simple tap water at high pressure. If during the clean we need to use chemicals, be assured that the treatments are neutralised after approx 30 minutes and are then rendered safe. All chemicals we use are label compliant and approved for cleaning patios by the HSE
We clean the edges first with a fan jet or turbo nozzle as they are often the more difficult areas to clean. This also enables us to be careful with your more delicate plants and flowers that border the patio.
The cleaning is often done with an industrial grade flat surface cleaner as this allows us to efficiently cover areas faster, while still delivering superior results. However, if we are cleaning sandstone or limestone flags, we use a fan jet lance and lower pressure to protect the mortar.
Infestations of black spots are usually still visible at this point as they can have deep seated roots that permeate your patio making them difficult to remove. We treat them using Sodium Hypochlorite which is a strong oxidiser and only available for trade purposes. The results are outstanding. There may be instances where we can't totally eradicate the black spots on the day but once the Sodium Hypochlorite has been applied, the black spots are rendered dead and disappear over a period of time. Once the Sodium Hypochlorite has been rinsed the patio will be totally safe for pets and kids to use and there will be zero environmental impact..
If your patio is made from block paving we will return on a separate day when the patio is dry, to brush in Kiln Dried Sand as this forms an integral part of your patio, keeping the blocks in place and helps to keep weeds at bay.

We travel to Darlington, Middlesbrough, Hartlepool, Stockton, Richmond, Catterick, Barnard Castle, Newton Aycliffe, Hurworth, Neasham, Yarm, Northallerton and Thirsk. If in doubt, just ask.
In simple terms we charge by the square metre, however for larger jobs we may be able to apply a discount.
For a straightforward jet wash with tap water only, we charge £3/m².
If you require a chemical treatment to remove black spots and other infestations or stains we add an additional £1/m²
If you have block paving and it requires re-sanding then there will be an additional charge of £1/m²
We do not charge VAT
Whilst you can estimate the cost yourself, we always carry out our own on-site survey. We use an ultra modern hi-tech measuring device to accurately measure the area of your patio. Other factors may also affect the price such as poor drainage or poor water pressure.
All jobs, regardless of size require a certain amount of setting up and clearing away. For this reason we have a minimum charge of £130
On most jobs, we can give you a quote verbally when we come to measure up and then agree a mutually convenient date to start the work.
There may be occasions when we need to check some details before we can give you a quote. In these circumstances we would send the quote in an email to you.
All quotations are valid for 30 days unless otherwise agreed.
Upon completion, all jobs are rinsed down and left looking pristine. This includes rinsing down any brickwork, fencing, garage doors, garden furniture etc.
The final thing we do on all jobs, is clean your windows that may have been splashed during the work. We use a water fed pole and pure water to ensure that your windows are left spotlessly clean!
